This is for those interested in the possibility of purchasing workforce housing in Summit County, Colorado.
This form assists the SCHA to connect you to homes that fit with the information provided.
Lottery Pre-Screening Form
For all active lotteries with SCHA, an available drop down list from the Step 2: Lottery Pre-Screening Form menu will be present in order to apply for the Lottery Pre-Screening. Additionally, the list of lotteries along with important information will still be found on our Lottery Listing Page.
If you are applying for a property that does not require a lottery, this step is not necessary. Instead, please notify us at [email protected] to get an invitation to submit a Buyer Eligibility Application.
Buyer Eligibility Application
The Buyer Eligibility Application is only available via personal invitation from SCHA.
If you are looking to apply for a specific property, please email [email protected].The SCHA determines if your an eligible buyer for deed-restricted properties, per the property’s Restrictive Covenant criteria. In order to qualify, you MUST have a specific property address in order to complete this application – exceptions may apply for new construction lotteries. Applicable documents to have on hand:
- A Verification of Employment Form (filled out by your supervisor or HR representative) for all W-2 wage employment (seasonal jobs included). The VOEs are valid for 60 days from time of signing at which time a new form will need to be completed.
- Verification of Employment Form – Employment & Income
- Verification of Employment Form – Employment-Only (only for properties that do not require income testing)
- Two most recent paystubs for all current jobs (including any seasonal jobs)
- Two most recent years of Federal Tax Returns (personal and business returns, if applicable) including all forms/schedules filed with the IRS (for Employment & Income applications)
- All W-2s for current employers and/or all W-2s that contributed to most recent Federal 1040 Tax Returns (for Employment & Income applications)
- If self-employed or a contractor: information relative to your business and your services/goods offered such as YTD Profit and Loss statement, business location or daily log of time spent to include location (application will guide you through required Self-Employment information)
- 1099 tax documents if you are contract worker, or if you had any Unemployment Income (for Employment & Income Applications)
- An unexpired first-time homebuyer class certificate (12 months from time of signing) OR agreeing to obtain a certificate prior to the closing date. Applicable for those that are first time home buyers or have not owned a home in the last 3 years.
- Pre-qualification letter from a mortgage lender or documentation of source of funds. A pre-approval letter is recommended but we will also accept a prequalification letter. If not using a lender, other documentation of the purchasing source and funds will be required. Contact SCHA for details.
The application will walk you through any other documentation you may need depending on certain variables. SCHA may request follow up documentation as deemed necessary for the processing of your application.
