This page contains the current deed restricted property listings participating in a lottery, provided by the listing agent to the SCHA. The SCHA processes applications in the order received and works diligently to process in a timely manner. Once the applications team has completed the review of your application, regardless of approval status, the SCHA will reach out via the email provided. For a lottery resale unit, processing can be done after the application period has closed.

    Lottery Qualification:

    • Only one (1) application per householdIf you will be owning, living in, and/or financing the property with another person, please list them on the application as a household member, but only fill out one (1) single application. Application is to be completed by primary applicant, adding information about household members as requested.
    • You must work 30+ hours per week within, and in service, to Summit County to qualify to purchase a property in Stables VillageThis qualification must be met by at least one individual intending to own any Stables Village property. This employment status must be active at the time of application.
    • Income Limit: Gross annual household income is below 100% AMI at 1.5 persons per bedroom size or by actual size of the household, whichever is greater. 100% AMI income for 3 persons: $109,700
      • Applicants meeting the above requirements will receive 1 entry into the lottery.

    Lottery Process Information:

    • Applicants will be notified, via email, of eligibility, lottery number, and quantity of lottery entries prior to the actual lottery.
    • Applications that are not complete at the deadline of Sunday July 21st, 2024 at 11:59PM will not be entered into the lottery.
    • The lottery will be held on a date to come. The lottery will be electronic and hosted by a third-party, approved vendor. Results will be posted after the lottery is complete.
    • A full Buyer Eligibility Application & determination will be required of the top lottery winner 48 hours after SCHA invites them to apply. In anticipation of the possibility of any applicant(s) not meeting full eligibility or choosing not to enter a purchase agreement when it’s their opportunity to do so, the number of those who move on to the full application will be greater than the number of units available.
    • Approved entry into the lottery does not imply an approval of the Buyer Eligibility Application & determination.
    • If an applicant’s information is found to be false, the application will be removed from the lottery process.

    Full Buyer Eligibility Process Information:

    Full Buyer Eligibility Applications will collect information and documentation from applicant households to determine if the household meets the parameters of the restrictive covenant (deed restriction) for 395 Cove Blvd #5H.

  • Stables Village 2A Lottery

    Lottery Application Opens: Thursday, July 11th
    Lottery Application Closes: Sunday, July 28th  at 11:59pm
    Lottery Drawing: Monday, August 5th

    Lottery Qualification:

    • Only one (1) application per householdIf you will be owning, living in, and/or financing the property with another person, please list them on the application as a household member, but only fill out one (1) single application. Application is to be completed by primary applicant, adding information about household members as requested.
    • You must work 30+ hours per week within, and in service, to Summit County to qualify to purchase a property in Stables VillageThis qualification must be met by at least one individual intending to own any Stables Village property. This employment status must be active at the time of application.
    • Priorities: Applicants can be awarded up to 3 entries into the lottery.
      • +1 entry for the general lottery
      • +1 entry for Summit County Tenure (10+ years working)
      • +1 entry for Upper Blue (working 30+ hours in the UB Basin)

    Lottery Process Information:

    • Applicants will be notified, via email, of eligibility, lottery number, and quantity of lottery entries prior to the actual lottery.
    • Applications that are not complete at the deadline of July 28, 2024 at 11:59PM will not be entered into the lottery.
    • The lottery will be held on August 5th, 2024. The lottery will be electronic and hosted by a third-party, approved vendor. Results will be posted after the lottery is complete.
    • A full Buyer Eligibility Application & determination will be required of the top 22 lottery winners by Wednesday, August 14th. In anticipation of the possibility of any applicant(s) not meeting full eligibility or choosing not to enter a purchase agreement when it’s their opportunity to do so, the number of those who move on to the full application will be greater than the number of units available.
    • Approved entry into the lottery does not imply an approval of the Buyer Eligibility Application & determination.
    • Lottery winners who are eligible, per the full application, will then be contacted in the order of lottery selection for the opportunity to enter a purchase agreement.
    • If an applicant’s information is found to be false, the application will be removed from the lottery process and from future lottery phases for Stables Village.

    Full Buyer Eligibility Process Information:

    Full Buyer Eligibility Applications will collect information and documentation from applicant households to determine if the household meets the parameters of the restrictive covenant (deed restriction) for Stables Village.

  • Nellie’s Neighborhood Lottery - NOW CLOSED

    Qualified Owner shall not have combined real and personal property assets worth an amount equal to or greater than 50% of the subject Unit’s purchase price. Retirement accounts and health savings accounts are exempt from personal property assets for the purposes of asset testing under this Covenant.

    Lottery Application Period: June 10th- July 1st at 11:59am – CLOSED

    Lottery Qualification Information:

    • Only one (1) application per household. If you will be owning, living in, and/or financing the property with another person, please list them on the application as a household member, but only fill out one (1) single application. Application is to be completed by primary applicant, adding information about household members as requested.
    • You must work 30+ hours per week within, and in service, to Summit County to qualify to purchase a property in Nellie’s Neighborhood. This qualification must be met by at least one individual intending to own any Nellie’s Neighborhood property. This employment status must be active at time of application.
    • Applications that are not complete at the deadline of July 1, 2024 at 11:59AM will not be entered into the lottery.

    • Lottery details will be emailed to all approved lottery applicants by Monday, July 15th.
    • A full Buyer Eligibility Application & determination will be required of the top lottery winners, to move on to the possibility of entering into a purchase agreement for Nellie’s Neighborhood property.
    • Approved entry into the lottery does not imply approval at the time of full Buyer Eligibility Application & determination. There are income and asset restrictions that apply to each property in Nellie’s Neighborhood.

    Lottery Process Information:

    1) Applicants will be notified, via email, of eligibility, lottery number, and quantity of lottery entries prior to the actual lottery.

    2) The lottery will be held on July 17th, 2024. The lottery will be electronic and hosted by a third-party, approved vendor. Results will be posted after the lottery is complete.

    3) A determined number of the lottery winners will be contacted after the lottery to complete a full Buyer Eligibility Application with SCHA for the 14 possible Nellie’s Neighborhood properties.

    4) Lottery winners who are eligible, per the full application, will then be contacted in the order of lottery selection for the opportunity to enter a purchase agreement.

    5) In anticipation of the possibility of any applicant(s) not meeting full eligibility, or choosing not to enter a purchase agreement when it’s their opportunity to do so, the number of those who move on to the full application will be greater than the number of units available.

    6) One (1) extra lottery entry will be included for any applicant who has qualified for and participated in three (3) or more deed restricted property lotteries since June 1, 2021, as determined by Summit Combined Housing Authority records.

    Full Buyer Eligibility Process Information:

    1) After the lottery, the top lottery winners will be required to do a full Buyer Eligibility Application through Summit Combined Housing Authority.

    2) Full Buyer Eligibility Applications will collect information and documentation from applicant households to determine if the household meets the parameters of the restrictive covenant (deed restriction) for the different properties available at Nellie’s Neighborhood.

    3) Buyer eligibility criteria that will be examined will include:

    • Hours worked
    • Gross Household Income
    • Total Assets
    • Prequalification status with a mortgage lender

    4) Lottery winners who are deemed NOT eligible, per the full application, will NOT qualify to enter a purchase agreement.

    5) Per the differing buyer eligibility criteria of the 14 available units at Nellie’s Neighborhood, it is possible that an applicant household can qualify for some of the units, but not all.

    6) After the lottery, any applicant household that moves on to the full application will be contacted directly to do so.
